Architectural and construction design is an element of the design documentation that defines the shape, function, construction and method of construction of a building or other structure. It is required when applying for building permit and forms the basis for further stages of design and project execution.
The architectural and building design includes:
- technical description - including information on the purpose of the building, its use, functional layout, construction technology and materials used,
- projections, sections and elevations - showing the form and spatial layout of the building,
- structural solutions - including a description of the load-bearing elements of the building and the basic principles of their construction,
- information on accessibility for people with disabilities (if applicable),
- energy performance of the building - specifying the expected energy consumption of the building.
The architectural-construction design must comply with the local zoning plan or the development conditions, as well as the applicable technical and construction regulations. It is a combination of the architectural concept with structural, technical and formal requirements, which is why its preparation is entrusted to a qualified designer.
