Site Manager

Site Manager is a person holding the relevant building qualifications, who is responsible for ensuring that work on the building site is carried out correctly. Her responsibilities include, amongst other things, ensuring that the works comply with the design, and that regulations and safety rules are observed. For the construction of most detached houses, the appointment of a site manager is mandatory, although in certain cases the regulations allow a project to be carried out without one.

The site manager arrives at the construction site even before the actual work begins. He formally takes charge of the site, organises its security and ensures that the building is marked out by a surveyor. Later supervises the progress of the work, makes the necessary entries in the site log and inspects the work, which will no longer be visible once the next stage is complete. A good example is foundation reinforcement. The correctness of this stage must be checked before the concrete is poured, as it will be virtually impossible to access the structure afterwards.

When building a prefabricated house, the site manager has slightly different responsibilities to those on a traditional building site, where the walls are built from hollow blocks or bricks. A significant proportion of the structural elements are prefabricated in a production hall, and their assembly on site takes a relatively short time. However, this does not eliminate the need to check that the foundations are ready, that the components are correctly positioned, and that the structural joints are properly made. Coordination of the work is particularly important, as any errors during the site preparation stage may complicate the subsequent assembly of the prefabricated components.

It is worth noting that the site manager does not perform the same role as the investor’s supervision inspector. The latter, if appointed, supervises the work on behalf of the client and looks after the client’s interests. The site manager, on the other hand, is responsible for ensuring that the construction work is carried out in accordance with the documentation and regulations. Both individuals may take part in the acceptance of individual stages, but the scope of their responsibilities differs.

Deciding on building a house with Wascovilla, it is a good idea to agree in advance who will provide the site manager and what duties are included in their remuneration. It is particularly worth enquiring about their presence during the preparation of the foundations, the erection of the structure and the final inspections. This ensures that the client knows who to contact regarding technical matters and who is responsible for documenting the progress of the build.
