Foundation of the building on the plot is the determination of how loads are transferred from the building structure to the ground. It is also the location of the building in relation to the boundaries of the parcel, ground level and geotechnical conditions. It includes both the technical solution of the foundations and their location in the context of the development plan.
In practice, the foundation of a building concerns two main aspects:
- structural - i.e. choosing the right type of foundation (e.g. a bench, foundation slab, footing) depending on the bearing capacity of the soil, the groundwater level or the loads that the structure must carry,
- location - i.e. the positioning of the building on the plot, taking into account the distance from the boundaries of neighbouring plots and the road, the applicable building regulations and the local development plan, the natural conditions (sunshine, terrain, views) and the development of the land and access to utilities.
The correct foundation of the building on the plot is important for the safety, durability and functionality of the investment.
