{"id":6060,"date":"2026-10-12T10:47:56","date_gmt":"2026-10-12T10:47:56","guid":{"rendered":"https:\/\/wascovilla.pl\/?post_type=encyklopedia&#038;p=6060"},"modified":"2026-10-12T10:47:57","modified_gmt":"2026-10-12T10:47:57","slug":"bauanmeldung","status":"publish","type":"encyklopedia","link":"https:\/\/wascovilla.pl\/de\/enzyklopadie\/bauanmeldung\/","title":{"rendered":"Bauanmeldung"},"content":{"rendered":"<p class=\"wp-block-paragraph\"><strong>Bauanmeldung<\/strong> Das ist ein vereinfachtes Verwaltungsverfahren, mit dem man bestimmte<strong> Bauarbeiten ohne Baugenehmigung<\/strong>. Sie wird unter anderem von Personen genutzt, die den Bau eines Einfamilienhauses planen:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>dessen Einflussbereich vollst\u00e4ndig auf dem oder den von dem Vorhaben betroffenen Grundst\u00fccken liegt;<\/li>\n\n\n\n<li>nicht mehr als zweist\u00f6ckig mit einer bebauten Fl\u00e4che von bis zu 70 m<sup>2<\/sup>, dessen Einflussbereich vollst\u00e4ndig auf dem Grundst\u00fcck oder den Grundst\u00fccken liegt, f\u00fcr die sie geplant wurden, und dessen Bau zur Deckung des eigenen Wohnbedarfs des Bauherrn erfolgt.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Der Antrag ist einzureichen <strong>in Papierform oder online<\/strong> \u00fcber das Portal \u201ee-Budownictwo\u201c. In den meisten F\u00e4llen ist die f\u00fcr die Entgegennahme der Meldung zust\u00e4ndige Beh\u00f6rde <strong>Landrat<\/strong> oder <strong>B\u00fcrgermeister einer Stadt mit Kreisrechten<\/strong>. In einigen F\u00e4llen ist der Woiwode die zust\u00e4ndige Beh\u00f6rde.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bei einer Standardmeldung <strong>Die Beh\u00f6rde hat 21 Tage Zeit, Einspruch einzulegen<\/strong>. Wenn innerhalb dieser Frist keine Einw\u00e4nde erhoben werden und die \u00fcbrigen Formalit\u00e4ten erledigt sind, kann mit dem Bau begonnen werden. Diese Frist kann sich jedoch verl\u00e4ngern, beispielsweise wenn die Unterlagen vervollst\u00e4ndigt werden m\u00fcssen. Daher lohnt es sich nicht, eine Baufirma zu beauftragen oder Baumaterialien zu bestellen, in der Annahme, dass genau nach drei Wochen alles fertig sein wird.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Etwas anders sieht die Situation aus <strong>mit H\u00e4usern mit einer bebauten Fl\u00e4che von bis zu 70 m\u00b2<\/strong>, die f\u00fcr den eigenen Wohnbedarf errichtet werden. F\u00fcr Geb\u00e4ude, die die gesetzlichen Voraussetzungen erf\u00fcllen, ist ein besonderes Anmeldeverfahren vorgesehen, bei dem <strong>Man muss nicht 21 Tage warten<\/strong> zum Beginn der Arbeiten.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bevor man einen Antrag einreicht, muss man pr\u00fcfen, ob das ausgew\u00e4hlte Haus auf dem betreffenden Grundst\u00fcck \u00fcberhaupt errichtet werden darf. Dabei sind die Bestimmungen von Bedeutung <a href=\"https:\/\/wascovilla.pl\/de\/enzyklopadie\/lokaler-entwicklungsplan\/\">des lokalen Fl\u00e4chennutzungsplans<\/a> oder die Baugenehmigung sowie die vorgeschriebenen Abst\u00e4nde zu den Grundst\u00fccksgrenzen. Es kann sich also herausstellen, dass ein Entwurf, der im Katalog gro\u00dfartig aussieht, ge\u00e4ndert werden muss.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Man sollte bedenken, dass eine einmal eingereichte Bauanzeige \u201everfallen\u201d kann.
